A Typical Marketing Strategy

Staging
You only have one chance to make a first impression. It’s crucial that your home look its absolute best while it’s on the market and being shown.  In working with thousands of buyers, I know what buyers are looking for and I’ll use that insight to advise you on preparing your home to be marketed. After a thorough review of your home, I’ll make any necessary recommendations regarding repairs, cosmetic issues and furniture placement. I’ll also help you put you in touch with contractors if necessary. If the homeowner is away I’ll get the necessary estimates and oversee any and all repairs.

Yard Signage or window signage for condos & Lockbox
Once your property is listed a reflective yard sign with a brochures box will be placed outside the house. Condo signs will be placed in the window when allowed by the association.

Multiple Listing Service (MLS) entry within 48 hours
Full details of your home are entered into the MLS within 48 hours.  The MLS is a database of all the homes for sale within this entire market and is maintained by participating real estate companies. With MLS entry, your property will be exposed to more than 10,000 agents and their buyers. Once entered, a photo and details of your home will be accessible to all agents in the daily “hot sheet” report of new listings.

Professionally Designed Custom Brochures
A professional photo shoot will be scheduled and the design company will create high -quality glossy photographs highlighting your home’s best features. Complete with exterior and interior photos, an ample supply of brochures will be delivered to your home within 72 hours of listing. In addition, a brochure box will be installed on the yard sign with data sheets that advertise your home to “drive-by buyers.” 

Direct Mailing Campaign
3000 Full-Color UV Coated jumbo postcards advertising your home will be mailed to a targeted mailing. Brochures will be delivered to all top agents in the area

Web-Based Promotional Mediums
Traditional print methods of real estate advertising are no longer the most effective means of marketing a property and generating leads. Buyer’s today first turn to the internet to begin search for a home. Buyers are attracted by photos and the more the better. This is why I invest thousands of my marketing dollars in professional photography, and internet advertising.

Showing Feedback and Follow-Up
During the time your home is listed, it will be shown to many buyers and buyer’s agents. After each showing I will contact the buyer or their agent asking for feedback and their opinion of the property. That information will immediately forwarded to you. This feedback is crucial in positioning our marketing of your home. It also provides you with the peace of mind of knowing what the buyers are thinking.

Marketing Plan/Report
A monthly marketing-plan update and report will be mailed to your attention that will provide a complete record of all showings and responses along with an updated Competitive Market Analysis, a previous and potential advertising schedule, copies of previous advertisements, and other helpful information.
